Question about apartment lease (in Illinois)...?

We signed a lease with a private landlord that is effective August 1st. Now, I am getting the impression that this guy wants to back out of the deal to sell his condo instead. What are our rights as renters if we signed a lease already? It is not notarized or anything but it is signed and dated, and deposit has been made (we have a receipt also).
